Much of the housing is 1970s–90s block construction with some newer subdivisions to the south and east. Many neighborhoods have an HOA or deed-restricted community rules. Yards are mid-sized, often with a screened lanai and a small original slab behind it that owners want to extend.

Soil, storms and base prep in Brandon

Brandon has pockets where sand sits over clay-like layers that hold water, so a yard can look sandy on top and still stay wet for a long time after rain. That's what kills new sod: it's laid on compacted, poorly graded ground and the roots sit in water. For a patio extension, it means the base has to go down to firm material and tie cleanly into the existing slab without creating a lip where water pools against the lanai.

Permits & HOAs

Brandon is unincorporated Hillsborough County, so permitting goes through the county rather than a city. Can't I just lay new sod over the old lawn?
