Newer stucco-over-block homes in large master-planned communities, nearly all with HOAs and many with community development districts. Lots are compact to mid-size; pool homes are common. Many decks are original poured concrete or thin overlay.
Soil, storms and base prep in Wesley Chapel
Pasco County ground here varies more than people think — some communities sit on sandy fill, others near wetlands and conservation areas hold water. Builder lots are graded for sod, and swales between houses carry storm runoff. A pool deck has to shed water away from the pool and the house and into those swales without sending it into the neighbor's yard. We remove failing decks down to sound material and rebuild the base before laying pavers.
Permits & HOAs
Wesley Chapel is in Pasco County, not Hillsborough, so permitting runs through Pasco. HOA architectural review is almost universal and often specifies paver colors and patterns. We provide material and layout details for your application.
Can't you just put pavers over my existing concrete deck?
Sometimes an overlay works, if the slab is sound and the height works at doors and coping. If the slab is cracked or settling, overlaying just hides it for a while. On the Wesley Chapel job pictured, the old deck came out first — that's the demo shot in our gallery.
