Inside the city you find everything: early 1900s bungalows with narrow side yards and old brick or concrete strips for driveways, mid-century block ranches on flat lots, and newer stucco subdivisions up toward New Tampa. Older homes often have a driveway that was poured decades ago over whatever fill was on hand, so the base has to come out, not just the surface. Newer homes usually have better compaction but tighter lots and closer neighbors, which changes where runoff can go.
Soil, storms and base prep in Tampa
Most of Tampa sits on sandy soil over a layer that drains slowly, and much of it is close to flat. That combination means water from an afternoon storm spreads sideways rather than soaking straight down. On a driveway or patio, that is why we care so much about pitch and base: a paver field with the right fall moves water off toward the street or a planned drain instead of back toward the slab of the house.
Permits & HOAs
Work inside Tampa city limits is permitted through the City of Tampa rather than Hillsborough County, and historic districts like Seminole Heights and Tampa Heights can add design review for work visible from the street. Driveway work that touches the right-of-way or apron is the usual place this comes up. We'll tell you at the estimate whether your project needs anything filed.
My driveway is only cracked in a few places. Do I really need to replace it?
Not always. Sometimes a crack is cosmetic. But in Tampa a lot of cracking comes from the ground underneath settling or washing out, and pouring new concrete over that just resets the clock. Pavers on a rebuilt base can flex and be lifted and relaid in one spot if something moves later. We'll look and tell you honestly which situation you're in.
