Clearwater homeowners deal with sun, salt air and sandy soil. A pool deck or patio that looks great on day one can lose joint sand, fade or shift if it isn't chosen and built for coastal conditions.
We plan Clearwater work around those conditions and the city's own rules.
We'll walk your property, look at how water moves, and put a written plan in your hands.

The homes here
Older mid-century homes near downtown and Harbor Oaks, waterfront homes on Island Estates and the beach, and larger 1970s–80s suburban homes in Countryside. Pool homes are common throughout.
Soil, storms and base prep in Clearwater
Near the water, soil is loose sand and the water table sits high; storms push rain sideways across flat lots. Salt affects some materials and joint fill over time. We use well-compacted bases, strong edge restraint so sand can't migrate out from the edges, and materials suited to salt and pool chemistry. Inland Countryside lots drain differently — often better — and the plan reflects that.
Permits & HOAs
Clearwater is its own city in Pinellas County, so permitting runs through the City of Clearwater rather than a county. Waterfront and beach properties can carry additional coastal and flood-zone requirements. We'll check what applies to your lot.
Do you really come out to Pinellas from Tampa?
