Riverview is dominated by stucco-over-block homes built in the last couple of decades on compact lots, nearly all in HOA communities with retention ponds. Lot drainage was designed as a system — swales along the property lines carry water toward the street or pond. Anything you build in the backyard has to respect those swales.

Soil, storms and base prep in Riverview

Builder lots here are usually filled and graded sand. It compacts reasonably well but it moves when water runs across it, and the swales between houses are shallow. The most common mistake we see is a patio extension or pool deck poured right across a side swale, which then sends water into the lanai. We design paver footprints around the drainage plan and use a compacted base that can take the weight of summer storms running past it.

Permits & HOAs

Riverview is unincorporated Hillsborough County. Practically every subdivision has an HOA with architectural approval, and many specify allowed paver colors or require plans showing setbacks from the swale and easement. Build that approval time into your plans; we supply what the committee asks for.

My house is new. Why would I need to worry about the base?

Because the fill under a new yard hasn't had years to settle, and builders compact it for sod, not for a patio or driveway. A paver base built for the load keeps the surface level. And because pavers are individual units, if anything moves later it can be lifted and reset instead of cut out.
