Carrollwood owners usually aren't starting from scratch. They have mature oaks, established beds, an older pool, and a driveway that's been there since the house was built. The goal is to upgrade without losing what makes the yard feel settled.
That takes more planning than a blank new-build lot, and we treat it that way.
We'll walk your property, look at how water moves, and put a written plan in your hands.

The homes here
Mostly 1960s through 80s homes on larger lots, many around lakes, with deed restrictions or civic associations in areas like Carrollwood Village. Big tree canopy, older pools and original driveways are typical.
Soil, storms and base prep in Carrollwood
Lake-adjacent lots have a high water table near the shoreline, and mature trees shape how water moves. Roots lift old slabs and compete with new beds. For driveways and patios, we plan edges and base around root zones rather than cutting through, and we check how the lot drains toward the lake. Pavers suit this setting because they can be reset if roots move them later.
Permits & HOAs
Carrollwood is unincorporated Hillsborough County. Carrollwood Village and some other neighborhoods have deed restrictions or association review. Lakefront work may have shoreline considerations; we'll check at the estimate.
Will you have to take out our trees?
Rarely. We design around mature trees wherever we can, and pavers let us bridge root zones in ways a poured slab can't. If a tree is actually damaging the house or a new structure, we'll talk it through with you.
